  • Architects charge fees for projects in three main ways: the Percentage Method, Fixed Fees, and Hourly Rates. We prefer Fixed Fees because they are the most transparent and separate our fee from the construction budget. This simplifies budget discussions. Fixed fees also provide more cost certainty since they are quoted in advance based on the project's scope, rather than changing along the way as with percentage-based fees.

    To calculate our fixed fee, we thoroughly understand the project's brief and scope and include this in our proposal. Based on this understanding, we estimate the time and resources needed and present you with a fixed fee. If the scope changes after we start the project, we will propose a new fee to cover the changes.

    For certain stages we charge Hourly Rates if the scope of work can not be defined before commencing. For instance our liaisons with council are charged at hourly rates since we can not define how much time, if any will be required for this step. Our fee proposal clarifies when Hourly Rates apply and when invoices will be issued.

  • The permissions and regulations set by your local council play a crucial role in shaping your project. While we can't provide a one-size-fits-all answer, we specialize in navigating the complexities of local planning . Your project may not even need council approval. We determine the necessary approval for your site and project at the outset of our process.

    We have experience working closely with councils to ensure your project aligns with their guidelines. We'll assist you in securing the necessary approvals, making the process as smooth as possible

  • It's hard to say for sure until we talk to you about your project, but we'd be happy to show you examples of our past projects and give you an idea of the costs involved.

    One thing we want to emphasize is the importance of honesty about your budget. If we all know where we stand, we can balance realistic expectations with ambitious goals. Once you share your aspirations and budget with us, we can determine what is feasible for you. We'll explain all the factors you need to consider, such as planning application fees, consultant fees, and building costs. Additionally, construction costs will vary based on the site, location, design, and level of detail.

  • Project timeframes can vary depending on the size and complexity. On average, projects take about two years from our initial meeting to completion on-site. This timeframe includes time for designing, obtaining necessary approvals, creating detailed documentation, soliciting competitive bids, and actual construction.

    See below an approximate breakdown of the whole process. Keep in mind each project is unique and there can be unforeseen delays for instance in the planning process or waiting for your preferred builder.

    Stage 1 & 2 Concept Design and Design Development, generally take about three months.

    Stage 3 Approvals, usually takes three to six months to prepare the documentation and an additional three to nine months for Council assessment.

    Stage 4 Documentation & Tendering, typically takes between two and four months.

    Stage 5 Construction, can span between six and twelve months.
